In Michigan’s ever-changing climate, rain, snow, and humidity are part of the job. But moisture is more than just a nuisance — it’s one of the most common causes of material waste, framing delays, mold remediation, and even warranty claims. For builders focused on profitability and quality, moisture control must be a priority, not an afterthought.
Protecting materials starts with delivery timing. One of the most effective ways to reduce exposure is by coordinating just-in-time delivery. That means framing materials shouldn’t sit on the ground for a week waiting for crews to catch up. At CMS, we work closely with builders to schedule delivery as close to install time as possible — reducing the window for moisture damage.
Ground contact is a silent culprit. Even if it’s not actively raining, ground moisture can seep into framing packs left sitting on dirt or gravel. Best practice is to place framing materials on raised pallets or dunnage. CMS deliveries are staged on elevated supports when needed to protect your lumber from ground saturation.
Wraps, covers, and tarping protocols matter. But not all covers are created equal. Plastic sheeting can trap moisture underneath if not vented, turning your protection into a breeding ground for mold. Instead, use breathable materials or commercial-grade tarps with airflow gaps — and make sure field crews understand how and when to use them. A poorly draped tarp can do more harm than good.
OSB and treated lumber aren’t invincible. Many assume treated lumber or sheathing products are immune to water. While they’re designed to resist damage, prolonged exposure still affects their structural integrity and appearance. Warped sheathing leads to wavy walls. Swollen subflooring means callbacks down the road. Keeping these materials dry preserves their performance — and your timeline.
Develop jobsite SOPs for moisture control. Your team needs a standard response when weather rolls in. Who’s responsible for covering exposed framing? Are subs expected to tarp their materials? What happens if drywall is delivered on a rainy day? Having clear procedures — and accountability — keeps projects moving forward even when the weather doesn’t cooperate.
Controlling moisture is about more than just covering a pile of wood. It’s a comprehensive strategy that protects your reputation, your schedule, and your bottom line.
